Looking West: The Bigger Picture for Sunnidale Road

I’ve been going through the technical reports for the proposed Sunnidale/Wilson development, and one area I think deserves more attention is what happens west of the site.

The project is almost 184 acres, with 113 homes and a large industrial/employment component. At full build-out, the traffic study estimates roughly 1,400 vehicle trips in the weekday morning peak and more than 1,600 in the afternoon. It assumes 5% of both residential and industrial traffic will travel to or from the west.

That means more residential and commercial traffic using Sunnidale toward Dobson and George Johnston. The detailed traffic analysis does not extend west of Dobson, so we don’t yet have a clear picture of how that additional traffic will affect the rest of the corridor.

That matters because Sunnidale serves existing homes and local traffic, with some sections posted at 50 km/h and others at higher speeds. More vehicles, more turning movements and potentially more trucks can change how the road operates and where safety concerns develop.

I want to understand what coordination is already taking place between Barrie, Springwater and Simcoe County, and make sure that work includes baseline traffic volumes, truck percentages, speed data and road conditions between Dobson and George Johnston.

Then, as the development builds out, we have something objective to compare against.

If that growth creates a need for improvements on County Road 40, we should have the data to support the case and make sure the appropriate development-related funding is pursued.

That’s responsible growth: understand the impact, measure it properly, and make sure existing residents aren’t left carrying costs that could have been addressed early.
